Victorian terraces, busy renovation market.

Leytonstone is busy renovation territory — late-Victorian and Edwardian terraces, much like the rest of north-east London, with a steady stream of families buying houses that need work. The streets around the High Road and the conservation areas (Bushwood, Bulwer Road) are the most-renovated, but the pattern repeats across the postcode.

Conservation coverage in E11 is significant. Bushwood, Bulwer Road, and parts of the surrounding streets are conservation areas with full Article 4 directions in places — meaning even minor changes to the front of a house need consent.

The housing stock outside the conservation areas is similar in age and material but less protected. Most of the renovations we see in E11 are full-house refurbishments combined with a side return or rear extension — the classic East London renovation programme.

The terraces in Leytonstone often have shorter back gardens than equivalent Walthamstow streets, which can make a rear extension a different proposition — less garden lost, more impact on neighbouring views. We work through that with the client and the architect early.
